• The Fines and Recoveries Act (3 & 4 Will. 4 ch. 74) introduced this way of barring an entail. It authorized nearly every tenant in tail, if certain conditions were met, to dispose of the land in fee simple absolute and thus to defeat the rights of all persons claiming under the tenant.
