unity of interest 共同之权益 共同保有〔joint tenancy〕的要件之一，指这种权益必须由同一转让行为所创设。它也指这种权益必须是平等的，不能有某一共同保有人比其他共同保有人获得了更多的权益的情形出现，而某一普通共有人〔tenant in common〕则可以比其他普通共有人获得更多的权益。当然这种共同权益的平等性仅限于共同保有人对于地产的权益，而不涉及购买时的出资比例。 (→unity)
