fee farm (封建法)永久租佃地产(权) 自由继承地〔fee simple〕的一种，无保有期限，由保有人和其后代永久保有，须交纳年租，无效忠宣誓〔fealty〕、臣服宣誓〔homage〕的义务，除土地授予证书〔feoffment〕上规定的义务外不负担其它义务，类似于罗马法上的永佃权〔emphyteusis〕。有些学者认为永久租佃地也附带效忠宣誓的义务。永久租佃地的出租人与承租人之间无分封与臣服的封建关系，出租人不享有收回占有的权利，也不能限制永久租佃地的转让。因永久租佃地须以交纳年租为保有条件，故也可译作「有保留的自由继承地」。
